Chip Seal
About chip seal
Chip seal (also called tar and chip) bonds a layer of hot liquid asphalt with crushed aggregate rolled into it. You get a durable, skid-resistant surface for a fraction of the cost of hot-mix asphalt — ideal for long driveways, ranch roads and private lanes.
Why property owners choose it
- Typically far less per square foot than hot-mix asphalt
- Excellent traction on grades and in rain
- Flexes with Texas clay and heat instead of cracking
- Rustic, natural look that suits rural properties
- Fast install — most driveways in a day or two

FAQ
Chip Seal questions
Still have questions? Call (830) 307-0150 — you'll talk to the owner.
How long does chip seal last in Central Texas? +
With a solid base and normal residential traffic, chip seal commonly lasts 7–10 years. A re-seal at that point renews the surface for far less than a full rebuild.
Can you chip seal over my existing gravel driveway? +
Usually, yes. We grade and compact the existing base, add road base where it's thin or rutted, fix drainage, then apply the seal. We'll tell you on the site visit if the base needs more work first.
Single or double chip seal? +
A double chip seal (two layers of liquid asphalt and stone) is thicker and longer-lasting, and is what we recommend for most driveways and roads that see trucks or trailers.
