Travis County

Paving in Travis County

Travis County is really two places to pave. West of MoPac and out toward Lake Travis, properties sit on shallow Edwards Plateau limestone with steep, winding drives. East of I-35 toward Manor and Del Valle, it's deep blackland clay that swells when it's wet and cracks when it's dry.

We build the base differently for each. On the hills that means traction and water management so gravel stops sliding downhill; on the clay it means more base depth and a crown that sheds water fast. Then we finish in chip seal or asphalt depending on traffic and budget.

Local conditions

Limestone in the west, blackland clay in the east

The Balcones Escarpment runs right through the county. Lakeway, Bee Cave, Lago Vista and Jonestown lots are rocky with grades that loose gravel can't hold. Pflugerville, Manor and Del Valle sit on expansive clay that heaves under a thin base. One crew, two very different base specs.

What we see most in Travis County

Steep lake-lot driveways

Gravel washes to the street after every storm. A double chip seal gives grip on the grade and stays put.

Clay heave on the east side

Thin base on expansive clay cracks and ruts. We add depth, compaction and drainage before any surface goes down.

Granite & pebble drives that need refreshing

Decomposed granite and pebble drives can be stabilized and sealed instead of re-spreading rock every year.

Permits at the street

Connections to a City of Austin street or a county road can need a permit. We'll tell you what applies to your address.

  • Acreage homesites
  • Private and HOA roads
  • Shop and RV pads
  • Small commercial lots

Our recommendation

Most residential drives we see in western Travis County are best served by a double chip seal over a re-graded base — it's affordable on long drives and handles the slope. Inside tight neighborhoods or high-traffic commercial lots, hot-mix asphalt usually makes more sense.

Every property is different — we'll confirm on a free site visit and quote options side by side.

FAQ

Travis County paving questions

Still have questions? Call (830) 307-0150 — you'll talk to the owner.

Can you seal a steep driveway in Lakeway or Lago Vista? +

Yes. Steep drives are where chip seal shines — the stone texture gives tires grip on the grade. We fix drainage at the top and bottom first so water doesn't undercut the new surface.

Will chip seal hold up on east Travis County clay? +

It will if the base is right. On expansive clay we build a thicker, well-compacted base with a crown that sheds water, which is what keeps any surface from cracking there.

Do I need a permit to pave my driveway in Travis County? +

Work tying into a public street or county road may need a city or county driveway permit, depending on where you are. We'll check your address and tell you before we start.

How long does chip seal last in Central Texas? +

With a solid base and normal residential traffic, chip seal commonly lasts 7–10 years. Hot summers and the occasional freeze make base prep and drainage the biggest factors — that's where we spend our time.

What's the difference between chip seal and asphalt? +

Chip seal is liquid asphalt with crushed stone rolled into it — cost-effective, great traction, ideal for long driveways and ranch roads. Hot-mix asphalt is smoother and better for high-traffic areas, HOA streets and parking lots. We'll help you choose based on use and budget, and can quote both.
